Five steps, explained plainly
Buying for the first time can feel like a lot. It's a series of clear decisions, and you won't make any of them alone.
-
01
Get pre-approved
A lender or mortgage broker confirms what you can borrow and holds a rate for a time. It sets a realistic budget before you fall for a home.
-
02
Decide what matters
Condo, townhouse or detached; lake access or not; commute, parking, yard, pets. We'll sort the must-haves from the nice-to-haves.
-
03
Tour with context
You'll see homes with someone who knows these streets: lake association fees, condo boards, and how each community has changed over the years.
-
04
Offer and conditions
Price, deposit, possession date, and conditions such as financing, inspection and, for condos, a review of the condo documents.
-
05
Close and move in
Your lawyer handles the transfer and the funds. On possession day, you get the keys.
Condos and townhouses, read carefully
A condo or townhouse is often the first step into ownership, and the building matters as much as the unit. Rob reads the condo documents with you: the budget, the reserve fund study, the bylaws and the board minutes, so you know what the fees cover and what's planned.
In a lake community, ask about the lake association too. Membership is usually tied to the address and carries an annual fee.
